The Off-Market Observatory

The most discreet market in the world finally has its figures.

Every quarter, the Off-Market Observatory measures what sells outside the portals: what share of transactions, at what price, in how much time, and for which sellers. This data is provided by luxury professionals, contributors to the Observatory, around the world.

Free. By email or by post. Four editions a year.

Why an Off-Market observatory

The open market is measured every day: price per square metre, time to sell, inventory, price cuts. The off-market, by contrast, leaves almost no trace, and that is precisely its purpose. An exceptional property that sells without ever being published appears in no statistic before the signing, and often not even afterwards.

The result: owners decide blind. They are advised to seek maximum exposure, without anyone being able to tell them what that exposure costs. Professionals who practise the off-market know it from experience, but each of them sees only their own address book.

To our knowledge, there is no regular indicator, comparable from one country to another, of the prestige off-market and its impact on international transactions. The Observatory was created to fill that gap.

What the Off-Market barometer measures

Each quarterly edition publishes four indicators, by universe, by country and by price segment:

  • The off-market share. Of all the transactions declared by contributors, the proportion that was concluded without the property or item having been published.
  • The price gap. The difference between the asking price and the price obtained, off-market on one side, after public exposure on the other.
  • The time to sell. The time elapsed between the mandate and the signing, in both cases.
  • The profile of sellers. Their motives, their requirement for confidentiality, their geographic origin.

From these measures, the Off-Market Observatory tracks an indicator of its own: the exposure discount, that is, what an exceptional property loses by staying too long in the public eye. It is a thesis backed by well-known cases; the mission of the Off-Market Observatory is to measure it.

Seven universes, one market

The buyer of an exceptional property is often also the buyer of a yacht, a rare watch or a collector car. The mechanisms of discretion are the same. The Off-Market Observatory begins with prestige real estate, then extends, edition after edition, to the other Royal Sybaris universes:

  • Prestige real estate
  • Yachts
  • Private jets
  • Watches
  • Fine jewellery
  • Collector cars
  • Works of art

A universe enters the Off-Market barometer as soon as it brings together enough contributors to publish reliable figures (see the method).

The method

  • Who answers. Practising luxury professionals: agents, realtors and brokers specialised in prestige property, yacht and business aviation brokers, watchmakers, jewellers, collector car dealers, gallery owners, antique dealers, art dealers and art advisors. Each contributor is verified before admission.
  • How. A questionnaire of fifteen to twenty minutes per quarter, completed in ranges. No contributor provides a client name, an address or the amount of an individual transaction.
  • What is published. Aggregated results only. A figure is published only if it rests on a sufficient number of contributors and transactions so that no individual answer can be recognised. Otherwise, the segment is marked "not published this quarter".
  • What is said honestly. The Off-Market barometer measures what professionals declare, not the entire market. Each edition states the number of contributors, the countries covered and the limits of the measurement.
  • In three languages. French, English and Spanish.
