The off-market figures, and the people behind them.

What we make available to you

• The barometer editions. Each quarterly edition as a PDF, in three languages, with its methodology note: number of contributors, countries covered, limits of the measurement.
• The charts. Each indicator in high definition, in web and print formats, royalty-free for editorial use with the credit "Source: Off-Market Observatory, Royal Sybaris".
• The interviews. Albert Satre, founder of Royal Sybaris, analyses each edition and the phenomenon he named: the exposure discount.
• The local experts. Recognised professionals, contributors to the Off-Market Observatory, who can comment on their market: a city, a country, a universe (real estate, yachts, watches…). They speak with their consent and in their own name.
• Data on request. A specific cross-tabulation (a country, a price segment, a trend over several quarters), within the limit of what the anonymity of contributors allows to be published.

Citation rules

• Crediting the source. Please cite "Off-Market Observatory, Royal Sybaris", with the edition concerned (for example, "barometer for the first quarter of 2027").
• A figure with its scope. Each figure relates to transactions declared by contributing professionals, and not to the whole market. Please keep this precision.
• Editions under embargo. Editions can be sent under embargo, a few days before their publication, to journalists who request them. The embargo is lifted on the day of publication.
• No named cases. The cases presented by the Off-Market Observatory are anonymised. We do not disclose the names of sellers or buyers, nor the addresses of properties.
